MPV Properties predecessor, Crosland Commercial, identified an opportunity for a mixed use commercial center along Independence Boulevard in southeast Charlotte. However, access between the southeast Charlotte neighborhoods and the Independence Boulevard commercial areas was restricted by the CSX rail line at that time. Funding for an at grade separated railroad crossing bridge was acquired from the North Carolina Department of Transportation and the four-lane Sardis Road North extension from Monroe Road to Independence Boulevard was constructed. This enabled the development of CrownPoint, a 220 acre mixed-use development including:
- Developed a 100 acre retail area along Independence Boulevard consisting of 27 buildings and 811,566 square feet
- Developed a 120 acre business park on the interior land consisting of 42 buildings and 690,863 square feet
Result: The Sardis Road North extension created a new connection between southeast Charlotte neighborhoods and the Independence Boulevard commercial areas. This access has benefited the residents, merchants and offices in the area.
