In 2013, MPV Properties expanded its Lancaster County portfolio with the purchase of thirty-five acres inside Edgewater, a 90-acre project situated between MPV’s 521 Corporate Center and Bailes Ridge business parks. MPV purchased the land from Edgewater’s lender who had foreclosed on the property following default by the Edgewater developer.
- MPV quickly rezoned its Edgewater parcel into Mixed-Use (MX), a recently adopted new Zoning classification that allowed for, among other things, high-density residential combined with commercial and medical office space.
- MPV’s Property Operations Division also took quick action, overseeing long-delayed maintenance improvements and capital projects that enabled Edgewater to achieve high prominence owing once again to its upscale feel and natural amenities.
Result: Today, Edgewater is fully developed, and boasts the area’s first upscale, high-density project (The Flats at Edgewater). It is also home to a first-class Assisted Living facility (The Blake), developed on a portion of land purchased by MPV, a new Charter school, and more than 200,000+ SF of first-class office and medical space.
