MPV Properties worked with a medical client to develop a build-to-suit sale project in Huntersville, NC. The client, Charlotte Eye Ear Nose & Throat Associates (CEENTA), approached MPV Properties seeking assistance with acquisition and development of a site that was bigger than the client’s need. As a part of the project, our team accomplished the following:
- Set-up a landowner joint venture with the family that owned the site
- Master-planned a multi-building commercial subdivision and rezoned the site
- Constructed and sold a 36,000-square-feet, Class A medical office building to a medical office client that originally desired the site
Result: MPV Properties utilized the proceeds from this sale to finance the construction of an infrastructure that would service the remaining portions of the commercial subdivision. Subsequently, build-to-suit projects were constructed on the remaining sites in the subdivision and sold to prominent medical practices, including OrthoCarolina and CNSA.
