MPV Properties sought and identified an attractive land site in the desirable South Charlotte submarket to develop a speculative medical office project. The project included the development and leasing of a two-building complex, including a single-tenant medical office building. Over the course of the project, MPV accomplished the following:
- Identified and negotiated a landowner joint venture
- Rezoned the site from a residential district (R3) to neighborhood services designation (NS)
- Obtained access and sewer easements from adjacent HOA
- Negotiated a 15-year lease for 30,000 square feet of office space with a multi-discipline medical service provider
Result: MPV Properties delivered the building within budget and on time based on an aggressive schedule.
