Clear Creek, NC (January, 2019) – Nance Companies & MPV Properties (MPV) announce the beginning of construction on the first two office/warehouse buildings at Clear Creek Business Park in Mint Hill. The firms are co-developing a total of 40,000 SF in the initial phase of the project, which they believe the will attract businesses looking for a spacious setting and quick access to the greater Charlotte MSA via I-485, Highway 74, and Highway 24/27. Construction is scheduled to be finished in the summer of this year.
‘Building A’ totals 16,000 SF and is fully leased to E.R. Plumbing Services, who is relocating from Matthews Executive Plaza. E.R. Plumbing Services has grown rapidly under the leadership of its owner, Dave Parker, using cutting-edge dispatch technology to efficiently reach and serve customers.
“With the additional space, E.R. Plumbing Services will be able to increase inventory of parts, appliances and heavy equipment, all of which require significant warehouse storage space. The company also intends to provide top notch training and expand services,” says Parker. “Increased capacity means improved ability to serve the Charlotte community. E.R. ‘Building B’ is a speculative project totaling 24,000 SF that can accommodate multiple tenants with adequate car parking and truck loading. Both buildings front Allen Station Drive and will be constructed of metal with brick masonry and windows lining the front and sides. Available suites range from 2,400 SF to 12,000 SF.
Roads and infrastructure at Clear Creek are already in place, and development activity near the business park has increased with the recent opening of Novant’s new Mint Hill Hospital and Cresswind’s 800+ home community off of Albemarle Road.
“The vast majority of industrial land in Mecklenburg County has been developed and we feel there isn’t much new product in the flex market, so we thought it was the right time to develop a spec building in conjunction with E.R. Plumbing,” said Bailey Patrick of MPV.
Completion of the first two buildings is slated to occur this summer, and several other land sales and build-to-suit projects at the park are also in the works.
Billy Thomas and Bailey Patrick Jr. are representing the owners of the speculative building, and Frank Larsen with CBRE is representing the owner of the remaining acreage. Cummings Construction is the general contractor, and Chris Hope Engineering is the architect and civil engineer.
