MPV Properties assisted with locating and developing a new location for the Charlotte Mecklenburg Library on South Boulevard. Our team located and purchased the building, negotiated lease terms with the Library on the Landlord’s behalf, and facilitated a complete renovation of the building, including an expansion to 18,850 square feet of space—a 300% increase from the prior location. The building was then sold to a long-term investor that would serve as a good partner for the Library.
- Located the building and created a flexible site plan that could work for numerous different tenants
- Generated strong prospect activity and ultimately signed a lease agreement with an important community partner that wanted to expand in the Lower South End area
- Delivered a turn-key adaptive reuse redevelopment project within budget and on-time
- Sold the building and earned a better-than-expected return for the original investors
Results: The library’s expanded footprint allowed for spaces for both children and teens, three self-checkouts, an expanded community room, a children’s program room, and other dedicated rooms such as a computer lab, quiet reading room, calming room, and five group rooms.
