Charlotte, NC (August, 2021) MPV Properties (“MPV”) and Legal Aid of North Carolina, Inc. (“Legal Aid”) are pleased to announce their partnership to renovate a 40,000 SF single-story office building located at 5525 Albemarle Road in east Charlotte. This announcement comes weeks after a separate non-profit legal organization, Charlotte Center for Legal Advocacy, announced its plans to renovate and occupy the adjacent two-story office building located at 5535 Albemarle Road. Both are signs of confidence in the East Charlotte real estate market, where plans for the redevelopment of the Eastland Mall site are on the horizon.

In partnership with Lakemont Property Investors, LLC (“Lakemont”), Legal Aid has already begun work on the renovation, recently completing demolition of the interior of the building. Legal Aid expects to wrap up the full interior renovation by the fall and plans to occupy approximately 40% of the building once complete. MPV Properties represented Legal Aid on the purchase of the building and is marketing the remaining approximate 23,000 SF of vacant space.

“We anticipate that affordable, infill, single-story office space with surface parking will be appealing to tenants coming out of the pandemic. Because the property is located in an Opportunity Zone corridor, we believe the project will be a catalyst to bring more jobs and services to East Charlotte,” said Bailey Patrick of MPV. “The move gives Legal Aid significantly more space than they currently have for the various services they provide, and it also gives them long-term real estate security in an underserved but growing submarket.”

By locating in such close proximity to one another, Legal Aid and Charlotte Center for Legal Advocacy are essentially building a legal campus that will improve access to a wide variety of services for their clients. In short, they are creating a physical representation of their 20+ year collaborative relationship in helping people.
